    • NorthShore subdivision is one of six single family home communities within the Silver Springs Community. The first deed recorded circa 1990.
    • Silver Springs Single Family, SouthShore, Meadow Springs, Park Place and The Springs at Walker Court being the other five. There are also seven condo subdivisions in the Silver Springs Community.
    • NorthShore has 90 single family homes.
    • NorthShore shares a 20.84 acre recreational lake, Silver Willow Lake, accessible only to lake view NorthShore Court residents from the north side, or to the rest of the residents along the 443′ north side of the Community Park on the south shore side of the lake. Some canoeing takes place, swimming is discouraged.  See Private Enjoyment Easement.
    • The lake-side community park provides playgrounds, volleyball and basketball courts, and a covered pavilion for group and family gatherings. The Master Homeowner Association (MA) dues cover maintenance of streetlights, lakes, tennis court, other undeveloped common areas, and Parks within Silver Springs.1665NorthshoreCt-Exteriors-05-1ENJOYMENT EASEMENT INTENDED IN 1982 FOR USE BY
      ALL 513 COMMUNITY OWNERS.
      In 1984 this easement was reserved to the “premium lot” owners.  In 1989 the new developers of NS Lots 1-11 and of 22 Southshore lots provided a “Private Enjoyment Easement Agreement” making the contiguous easements “Private and Exclusive.”
      All 512 Silver Springs residents pay for this easement and lake.  In 2010 the Master Association was requested by the MA Property Owners to tier the MA dues to reflect a differentiation between the private and the public areas.  The MA has yet to respond to this Property Owner request.

    NORTH SHORE HOMEOWNERS ASSOCIATION ELECTION OF OFFICERS: 2002 By-Laws : Article III Section 2 The annual meeting of the members shall be held on the second Monday in October, at the hour of 7 o’clock p.m. Article IV Section 2 : All Trustees elected to office will serve for a term of two (2) years. Annual elections to alternately install four (4) Trustees one year and three (3) Trustees the next year, etc. Article VIII Section 2: The election of officers by the Board of Trustees shall take place at the first meeting [first Thursday of November] of the Board following each annual meeting [held second Monday of October] and each shall hold office for two (2) years unless he or she shall sooner resign, or shall be removed, or are otherwise disqualified to serve.
