I think this invitation is open to everyone who wants to get into the dialog.  This may be a good opportunity for everyone to use this website to become better informed so that a good responsible discussion can take place to produce constructive results.  We are all for fixing things. We have discussed that people fear change more than almost anything.  Perpetuating things that have not worked for 20 years says that we have not learned from history and choose to be condemned to repeat and or continue the problems. There are a lot of issues, solutions, and methods to discuss.  There are many new faces that are waiting to be involved in the new solutions.

    Is the MA Legitimate?

Feb. 9, 2010 Flyer with Budget.

    2010 MA Proposed Budget

    POSSIBLE AGENDA:

1- General Members have been requesting their individual HOA boards NOT to pay MA annual assessment:
    200% increase in 2010 =  $357 X 504 residential units  = $179,928.00. ($182 more per unit than 2009)

2- Provide explanation of where is the $80,000+ in a 2008 CD being saved by the MA for the Little Lake repairs.

3- MA only responsibility is to Common Areas, however:
    – MA using General Members assessments for Meadow Springs private tennis court repair and maintenance. For continually increasing      office and manager costs.  For repair and maintenance of Little Lake which is in effect privatized.  For exorbitant Legal Fees projected to be $24,000 in 2010.

4- Discuss that MA was never legally formed, has no vested authority to make assessments on property owners. Improperly managed.
De facto membership can end any time the property owners have a majority vote to dissolve MA group.

5- General Members request that their individual HOAs resign participation in MA.

6- More efficient way to maintain common areas is to transfer them to the continuous individual subdivisions.
The large lake annual maintenance is purported to be $8,000 per year.
There are 29 large lake view owners = $275.86   Allow these 29 owners to form their own MA.
Property taxes for the lakes are prorated by Summit County to each Silver Springs property owner.

span>One tennis court belongs to Meadow Springs, the one next to it belonged to Willowbend West up to 1989 when it was transferred to the MA.
Together they could be maintained by the 126 Condos. This would be a great savings to them.  Current assessment of $357 X 126 condos = $44, 982.

Since 1990, or during 20 years, around $80,000 has been spent on the tennis courts that were built around 1982.
Cost to condo owners would be $31.75 per year instead of $357.

How much does it cost to mow less than 2.01 acres at the Park for 6 months each year?
