Minutes from the Silver Springs Single
Family HOA Annual Meeting
(replacement meeting)

Still need a few
more Silver Springs Board of Directors members on board. Surveys turned in included Clay and Lucy
Archer, Tom Dougherty, Terry Moffit, and others.

The
Masters Association
Lakes update
Big Lake
restoration is complete. Thanks to the home owners who have given access to the
engineering equipment.
Little Lake restoration is being budgeted for 2009. Estimated cost is $30-40K.
No special assessment will be necessary as Masters assess us around $25K each
year more than they actually need.
Tennis
courts update
The tennis courts
replacement has been completed.

Each property is accessed
$175 by the Masters we give them $33,075 annually to mow the park lawn, to
clean up the lakes, to pay for their manager, and to keep up the common areas.

Billing for annual
fee of $220 will occur in February 2008

Activities
Major renovations
continue
No reports or
accountability from chairperson.
We know members are
making improvements but do not have a record of what the improvements are,
whether they were approved, or follow-up.
Communication
Committee
Silver Springs Web Site at www.silverspringshoa.org
Master Association
has not worked on it for six years or more.
Dave and Michael
will add content soon.
Park City web has
produced a front page and a template.
Multifamily
Rental Properties
Letter to all home
owners reminding them that Silver Springs is a single family residence
only. Rental or use of your home to
more than one family is illegal and will be addressed with fines and
prosecution.
One ongoing
situation on Willow Loop. Attorney is
involved.
Silver
Springs – Other General Maintenance Issues
One access point
was buried in Silver Springs Road and Lake Front Court and was reconstructed by
Marquis Construction to allow access for cleaning. Actual Cost $2,550 paid by the HOA
Individual
home owners have been contacted by Ranch Place about removing bridges.
