SILVER SPRINGS SINGLE FAMILY HOMEOWNERS ASSOCIATION
Silver Springs Single Family Homeowners Association Board Budgets are the property of the Association Members. In this manner the Board is held accountable for its actions. The Association Members hold the right of free access, perusal, and use of these documents and chose to do so at the Member website at www.silverspringscommunity.com.

BUDGETS FOR 2010
Proposed Budget for 2010 This proposed budget includes a $30 per home increase. Increases should be approved by the vote of the Association Members at the Annual Association Meeting the October previous to the next Budget Year. The MHOA has also proposed a 200% + increase in their expenditures also without the required General Association Member vote. See MHOA Bylaws Article III Section 5A. Click here for March 14, 2010 Board letter included in their Invoice for $462. We consider the invoice to be intentionally misleading. The “Description” of the 2010 HOA Dues does not clearly list the source of the dues, SSSF or SSMA, nor the corresponding amounts. Neither is the capital improvement assessment from the MA broken out. The SSSFHOA board has a fiduciary duty to disclose this information and to adhere to our CCR’s which rules require a 66 2/3% vote of approval from the property owners/Members. Click here for the 2010 July 29 Board Letter attempt to bully homeowners into paying the illegal MA capital improvement assessment. The “board is totally resolved that each lot owner within our association has a contractual obligation to support the financial obligations of the community” however “the board” is also resolved not to follow the same community rules the board is expecting the Members to support. Quoting Bill Gunter, the charter documents “are just old pieces of paper.” Further, “any party that may encourage other members” to insist on adherence by the board to the community rules is considered by the board as an annoyance or anarchist. Any requests or remarks from “the board” for member input is merely pap. See 1990 MA Bylaws Article III - Section 5A. Quorum; and SSSFHOA’s CCR’s Article V - Section 4 Special Assessments.

184 SSSF lots plus 6 Little Lake lots, minus Lot 104 open space easement = 189 lots
….189 lots X (times) $250 each annual dues = $47,250
Deduct 189 X (times) $175 = $33,075 that is the Master Association portion
Plus Special Assessment $182 each, now =$67,573 = $357 ($379) per Family.
The remainder, $14,175 is the amount of the Silver Springs Single Family HOA annual budget
