More than a 200% Assessment Increase for a Capital Improvement Special Assessment without the property owners voted approval..
January 2010- The MA is looking at a $5,000 expenditure to Wells Fargo to find and deliver the MA banking records from the bank’s database (The manager did not keep copies of bank statements, etc.). Plus as much as $50,000 for a certified audit. This audit may be completed without cost to the MA by two Community Members who have accounting experience.
June 2010- Two Community residents completed the MA audit from 2003 to the end of 2009. Here is the link to their report.

See 2010 Proposed SSMA Budget All Capital Improvements require a 66 2/3% vote of approval from the Community property owners before they can be implemented and billed. See 1990 MA Bylaws Article III - Section 5A. Quorum; and HOA’s CCR’s Article V - Section 4 Special Assessments.
